1. Make sure your bathroom is correctly waterproofed

Failure in waterproofing is among the three most common building defects found in Australia - still, waterproofers don't require a license in certain states. The AMTA (Australian Master Tilers Association) is campaigning for regulating the waterproofing industry further.

2. Be careful not to overcapitalize

When you're renovating for the purpose of selling your home or attracting tenants, make sure you don't invest excessively in improvements. Plan out fine details if you will, but don't exaggerate - a bathroom that works and looks fine is all that's needed.

3. Use products that are compliant.

It's exciting to pick finishes and fixtures for your bathroom, since they'll be essential to determine how the bathroom is going to feel and look. But after you try out fixtures at the showroom and experience them in person, it's very important that you check whether they comply with Australian standards.

4. Hire licensed workers

Only get service from tradespeople who are insured and registered. Not only this applies to electrical and plumbing work - which have to be conducted by licensed practitioners and certified afterwards - but also to tilers, builders, architects, plasterers and designers.

You can easily check registration and trade licences with the local government authority - to be extra safe, you might want to hire a member of a well-established industry body.

5. Be wary of asbestos

When renovating your home, make sure you watch for asbestos - especially if your home was built before 1984.
